Job Title: Labourer – Two positions available (Permanent)
Hours: 40 hours per week + Out of hours callout rota
Salary: £29,027 (Full Time Equivalent based on 40 hours) per annum (Plus *Van, Fuel card, Uniform & Tools provided)
Location: Based at Gadbrook Park, Northwich. / Working across various locations within Cheshire.

The Opportunity
Weaver Vale Housing Trust has an exciting opportunity for someone who is looking to develop their career with a great company. We are looking for a driven, diligent, and friendly Labourer to join our Property team.

What Will You Do?
To support the delivery of all Responsive, Cyclical, Void and Planned Repairs and Maintenance Works including adaptations to various types of properties for Weaver Vale Housing Trust and its commercial subsidiary Weaver Horizons.

Including:
• Assisting Qualified Trades Operatives
• Working on Damp Mould and Condensation remedial works
• Painting
• General labouring
The working week consists of 40 hours, and these hours will be worked between the hours of 08:30 am and 5pm. In addition, you will be required to participate in the Trust callout rota and work within a 30-mile radius of Gadbrook Point, Northwich.

Minimum Requirements For This Role*
• Demonstratable experience of labouring in the Construction Industry.
• Willingness to undertake further qualifications in areas such as health and safety and general management
• Full UK driving licence
• Working in domestic or commercial environment for building works
• Ability to complete 100% of the Labourers core trade matrix
This role will require the successful candidate to undergo a DBS check.

The Opportunity
Are you an experienced Tenancy Enforcement Officer, with a proven track record of dealing with complex Anti-Social Behaviour issues through to resolution? If so, read on…

What Will You Do?
The successful candidate will be joining an established high performing Tenancy Enforcement Team, with responsibility for managing a caseload of anti-social behaviour issues (including prevention and enforcement cases) through to resolution. This includes preparing cases for legal work, drafting witness statements, and representing the Trust at court as and when required.

The role will require you to be pro-active in your approach, with the ability to develop preventative strategies which evidences empathy to the diverse needs of our customers, whether they are subject to or perpetrators of anti-social behaviour.

You will also be required to attend multi-agency meetings from time to time and will work collaboratively with colleagues across the Trust and external agencies to support the needs of the business and the customer.

With proven communication skills, you will proactively address breaches of tenancy and work with customers to enable them to manage and sustain their tenancies.

Minimum Requirements For This Role*
• A minimum of 5 GCSEs at C/4 above including Maths & English or demonstrable relevant experience
• Experience of working with internal and external partners to resolve issues.
• Experience of preparing legal documentation (notices, witness statements) for court.
• Experience of working collaboratively as part of a team.
• Experience of dealing with vulnerable customers in a sensitive manner.

Due to the nature of the role, a full current driving license and access to a car is essential. The role will also require the successful candidate to undergo a DBS check.
